Our Services
-
PHASE 1 - Budgeting
Creating thoroughly considered budgets with detailed scopes, visual take offs and value engineering options
-
PHASE 2 - Pre-Construction
Completing competitive cost analysis among multiple vendors to ensure clients are getting the best possible value
-
PHASE 3 - Reporting
Bi-weekly reporting keeps clients in the loop and attempts to continuously set expectations regarding budget & schedule
PHASE 1
Budgeting & quantity surveying
For clients, architects, builders and Interior designers, investing in this initiative provides clarity early on in the process. Some benefits include:
Saves time and money by highlighting major cost drivers or unknowns before design is further developed
Third party, non-biased assessment of project costs
Thoroughly considered take offs and detailed scopes of work provide clear direction for trades tendering
Provides budget assurances via combination of trade validated es>mates & historical costs based on past and current projects across multiple builders
Detailed budgets provide opportunity to easily value engineer options to align design intent with budget constraints
Budget, take offs and scopes of work provide clear direction on approved quantities and costs as design is further developed
STEP 1 - Thorough plan review
During a thorough plan review, the process of discovery begins. From beginning to end we comb through the drawings to ensure every note and detail is considered. Drawings and scope are transitioned into the budget and a detailed list of questions is produced for review.
STEP 2 - Q&A
Early in the design process, many details still need to be resolved. This exercise provides an opportunity to eliminate assumptions and assign architect and client directed finishes to inform the budget
STEP 3 - Quantity survey & budget creation
All areas, quantities, and linear takes off’s are highlighted on the drawings and provide crucial information required to populate the budget. A plan swift take off can be provided in a digital format for use in request for quote documents is produced for review.
STEP 4 - Budget presentation
A detailed budget is presented and every line item is explained. This will help inform any value engineering initiatives that may be required
Because of the thoroughly considered, detailed budgeting exercise,we’re able to quickly identify value engineering initiatives. This enables you to make informed decisions on where you want to spend money, and where you want pull back.
PHASE 2
Pre-Construction
Assuming we’re able to work through VE initiatives to achieve budget alignment, design & consultant drawings are further developed. A set of issue for pricing drawings will be produced by the architect & interior designer. We endeavour to obtain a minimum of 3 quotes for every scope of work to ensure we’re attaining optimal value. In addition, an analysis will be prepared to ensure all quotes are have consistent inclusions and exclusions.
PHASE 3
Reporting
Bi-weekly reporting keeps clients in the loop and attempts to continuously set expectations. The report produced highlights
Critical path decisions that require attention in the short and long term
Budget performance
Schedule expectations
